Job Description

  • Participate in strategic & long-term planning of the Company strategic direct investment projects including land acquisitions, divestments, project finance and mergers and acquisitions.
  • Screen, evaluate and execute investment opportunities that comply with the request from Management team, including private equity, and direct or co-investment opportunities.
  • Oversee and endorse land valuations using various methodologies including, but not limited to, discounted cash flow, direct comparison (with accurate market comparable) or depreciated replacement cost (when doable), foster valuation process improvements
  • Carry out feasibility studies and present recommendations pertaining to potential land developments, collaborate and work closely with the Acquisition Department to present detailed reports and analysis, support draft and presentation of all investment proposals
  • Lead market studies and researches pertaining to lands, residential & commercial real estates in areas such as offer, demand, pricing, trends, market constraints & practices
  • Design surveys pertaining to direct and indirect competitors’ positioning and strategies
  • Compile and archive data, build consulting capabilities serving company’s investment and development projects, monitor actual market forces, new entrants and entry modes
  • Understand and proactively detect emerging trends and shifts in local/regional lifestyles
  • Evaluate the competitive landscape by preparing benchmarking analysis and evaluation in regards to Cambodia and other neighboring markets in the Great Mekong Sub region
  • Contribute to project conceptualization phase, project branding and marketing strategy

Job Requirement

  • Bachelor’s degree or above in Real Estate, Property Development or related fields,

· Minimum 7 years of working experience in property valuation for the purposes, joint venture, bank security, secured lending, tax audit and property development

· Fluent in at least two of the following languages – English, Chinese and Khmer.

· Strong analytical and problem-solving skills as well as critical and logical thinking skills

  • Good communication, oral & written, strong analytical, interpersonal & leadership skills
  • Understand the local business conditions & complexity of doing valuation in Cambodia
